Putting a house on the market should be a catalyst for finishing all the little maintenance jobs still on your to-do list. Everything should look the part and function correctly, too.
“It’s important to show that the property is well maintained,” says Jonathan Ford, a realtor from the McGrath agency who sells in Sydney’s inner west.
“The roofing, guttering and downpipes should all function well. It’s worth having a handy person attend to small jobs such as making sure handles are functioning and all doors and windows open and close freely.”
Occasionally, Ford will recommend replacing a kitchen or bathroom that’s below the standard of the rest of the home. “But replacing these rooms is costly and you need to ensure new designs have a broad appeal.”
Below is a list of the areas you should focus on, and some quick wins for boosting the appeal of your home in the eyes of buyers.
The front door
“The porch light should work and the area should be bright and inviting,” says real estate agent Jonathan Ford. Glass should be clean and the door freshly painted. Plants and seating can add a welcoming atmosphere.
The bedrooms
Make up the beds with quality bedlinen and clean the windows. “Empty the room so people can walk around the bed with ease,” says Ford. “Install lamps that match and make sure they work.”
The hallway
“Clear it of furniture unless it’s wide enough for two people to pass,” says Ford. “Make sure the light fittings create an impact.” Hang some artworks in this area.
The kitchen
The kitchen must look uncluttered, spotless and highly functional. Remove large items such as microwaves from benchtops. “Clear out larger items you use infrequently from the cupboards,” says stylist Alexandra Gordon. “This gives you space to store things that usually sit on the bench.”

The bathroom
“Buy beautiful towels in a neutral colour,” says Gordon. “Make sure they’re never used and whip them into position each week.” Candles and colour-matched accessories add sensory appeal.

This key space needs to evoke a feeling of relaxation. The living room should be uncluttered, with furniture that suits the era of the building. “If there’s a view, position seating to take in the scenery,” says Ford. For evening inspections, use lamps to add soft, soothing light.
The dining space
This should be a relaxing, appealing spot. Make sure the table surface is clear, except for a bowl of fruit or vase of flowers.
The garden
Often forgotten, the garden can consolidate the property’s presentation and appeal. Privacy is highly desirable, so screening is a must. Install an attractive outdoor setting to emphasise the potential for outdoor entertaining.
If the lawn looks worn, install new turf. “A lush green lawn is extremely attractive and creates impact,” says Ford. “The cost of replacing a grassed area represents good value to the seller.”
